How much is a pressure washing business worth?

Short answer: less than you hope, unless you built the one thing buyers pay for — recurring commercial accounts on a schedule. Residential pressure washing is mostly a man, a rig, and a Google profile, and it prices that way: on SDE, at the bottom of the small-deal ladder. No verified trade-specific realized multiple exists in the data below, so category data it is, labeled. See the Pressure Washing page, then run your numbers in the valuation calculator.

The number

BizBuySell's trailing-five-year realized tables publish no pressure washing category — the trade is too young and too fragmented for its published breakouts. Anyone quoting you a precise pressure-washing multiple from realized data is inventing it. Work from the ladder: Size moves the multiple more than almost anything. The IBBA Market Pulse survey (Q2 2026) puts realized pricing at 2.0x SDE for deals under $500K, 2.8x SDE at $500K-$1M, 3.1x SDE at $1M-$2M, 4.8x EBITDA at $2-5M, and 5.8x EBITDA at $5-50M. Same trade, same margins — a bigger, less owner-dependent business simply gets a different multiple.

For an anchor, public companies in Business & Consumer Services trade at 14.26x EBITDA — Damodaran Online, January 2026. No public company pressure-washes driveways; this services bucket is an opportunity-cost anchor only, and the distance to your multiple is mostly barrier-to-entry — a rig and a trailer are cheap, so buyers will not pay platform prices for a business anyone can start next spring. That is not your price. It is the opportunity-cost anchor a buyer measures your shop against: money parked in large, liquid companies earns that multiple, so a small, illiquid one has to be cheaper per dollar of earnings.

Worked example — shown math, assumptions labeled:

  • Revenue: $450,000
  • SDE margin: 30% — an assumption; owner-operators running their own rig post rich margins that shrink the moment a buyer must pay a lead tech your wage
  • SDE: $450,000 x 30% = $135,000
  • Multiple: 2.0x SDE — IBBA tier for deals under $500K (Q2 2026)
  • Indicated value: $135,000 x 2.0 = $270,000, before debt — and note how fast this falls if the buyer's replacement-tech cost cuts true SDE to $100,000: $200,000. In this trade, the SDE definition is the negotiation

How buyers actually value a pressure washing business

A buyer separates your year into two businesses sharing a trailer. Business one: residential, one-off. House washes, driveways, and roofs booked off Google and lead platforms, each customer bought again every year at full acquisition cost. Business two: commercial, on schedule. Fleet washing at a yard every week, dumpster pads and drive-thrus monthly, HOA common areas and parking structures quarterly, property managers with multi-site agreements. This business is priced like a route: contracted frequency, a decision-maker who renews, and switching costs built on reliability and compliance — including wastewater reclamation rules that keep amateurs out of commercial work. They also test the lead machine: before-and-after content and a strong Google profile transfer; your personal Thumbtack hustle does not. Seasonality gets priced without mercy — buyers average the full year, including the February you would rather forget.

What raises the price — and what kills it

Raises it:

  • Commercial accounts under written agreements with frequency and renewal dates — fleet, property management, restaurants, HOAs
  • A second rig run by a lead tech who is not you, producing documented revenue per rig
  • Repeat-residential systems: annual wash plans and reminders that rebook last year's customers without lead-platform fees
  • Wastewater and compliance paperwork in order — the moat amateurs cannot cross
  • Reviews and before-and-after proof attached to the business brand, not your personal name

Kills it:

  • Every job bought one at a time from lead marketplaces at rising prices
  • You are the washer, the quoter, and the chemical mixer — SDE collapses under a replacement wage
  • Spring revenue presented as a monthly run rate
  • An expensive rig and trailer as the whole asset story — equipment resells at equipment prices
  • Commercial work done on handshakes, priced years ago, with no agreement to assign

Move your number

Convert your best one-offs into schedules. The property manager whose lot you washed once is a quarterly agreement waiting to be proposed — proposals, follow-up, and renewal reminders are the ClaroPro team's standard build for trades like yours. Charge like a route business. Card-on-file for recurring commercial accounts and deposits on big residential jobs cut the chase-and-collect tax; the per-transaction cost underneath is the Finix payments team's work. Give the business a memory. Customer history, before-and-after photos, agreement terms, and rebook dates in one system is what separates a sellable book from a phone full of contacts; a Nova engineering team builds that when the spreadsheet era ends. Then see what your commercial mix does to the calculator, prefilled for pressure washing.

Educational framework with the math on the table — not an appraisal. A real price is set by a real buyer on a specific day. The caveats in this page are there to protect the owner: to stop you overpaying for a rig and a review profile dressed up as a company, underselling a genuine commercial route book if you built one, or signing a deal whose SDE assumed you keep washing for the buyer at no wage. Never invent. Show the math. On the owner's side.

Education, not an appraisal. Nothing in this guide is a formal valuation or a promise of what your business will sell for. The multiples shown are public data and published sale figures, dated where they appear on this page, and any calculator can only work from numbers it cannot verify. For tax, lending, legal, or a sale you intend to rely on, the right step is a qualified business valuator working from your actual books. Full methodology and disclosures.
